Using an IUL as your own private bank
Cash sitting in a savings account earns almost nothing while it waits for the right deal. Inside a properly funded policy, that same cash can be credited with index-linked interest and still be borrowed against for a down payment or a rehab.
- Cash value continues to be credited even while a loan is outstanding on many carriers
- Loans have no credit check, no underwriting and no fixed repayment schedule
- Death benefit protects the portfolio if you are not there to manage it
- Useful alongside — not instead of — conventional financing
Be realistic: this only works once the policy has real cash value, which typically takes several years of consistent funding. Unpaid loan interest reduces the death benefit and, taken too far, can lapse the policy and trigger a tax bill.

Is an IUL better than a 401(k)?
Neither is universally better; they solve different problems. A 401(k) with an employer match is hard to beat for matched dollars. An IUL adds tax-free access before 59½, no contribution limits, a death benefit, and no losing years. Most of our clients use both.
What does mortgage protection actually pay?
It is a life insurance policy sized to your mortgage balance and term. If you pass away, the benefit is paid tax-free to your family, who can use it to clear the loan and stay in the home. Many of our policies also include living benefits for critical or chronic illness.
Which states do you serve?
We are based in Iselin, New Jersey and are licensed across multiple states. If we are not licensed where you live, we will refer you to a vetted partner agent rather than leave you without help.
